As longtime Austinites and sustainability-minded builders, we’re always hesitant to tear down existing homes in a rapidly changing city. But some structures are simply beyond repair. The Pecan Springs project began with an investor’s goal to create a better kind of spec home—one built to endure for decades. Replacing a dilapidated duplex, these two units were constructed with high-quality materials and high-performance assemblies: tight building envelopes, insulation values that far exceed code, metal roofs, designed HVAC systems and premium windows. Just as importantly, the homes were delivered at a highly competitive market rate. Pecan Springs is urban infill done right—whether rented or sold, these homes are built to last for generations.

Project Highlights:

  • Tightly sealed building envelopes and code exceeding blower door tests.

  • Specifically design and “right sized” HVAC systems.

  • Rigid exterior insulation (Zip-R) surpassing code requirements for R Value.

  • <$400 per square foot build cost (in 2024)

  • Original structure was used for Austin Fire Department training before deconstruction.

  • Original structure was 90% recycled, avoiding landfill waste.
