NORTH LOOP
Keeping with the neighborhood.
As longtime Austinites and sustainability-minded builders, we’re always hesitant to tear down existing homes, especially in a neighborhood like North Loop. But some structures are simply beyond repair. The North Loop project began as a remodel, but after some unfortunate structural discoveries, it was determined that the foundation was not adequate.
Together with the homeowners and architect Charles Melanson, we committed to building a new home that honors the character of North Loop and feels truly rooted in its historic architecture. A low-slung porch and a dormer featuring custom stained glass—illustrating Central Texas wildflowers—greet the busy street. While the outside is unassuming, the interior is filled with stunning finishes and details, chosen carefully by Sarah Nemec with Salt Design.
We are thrilled with the result and are honored to have helped bring this project to life.
Project Highlights:
Tightly sealed building envelopes and code exceeding blower door tests.
Specifically design and “right sized” HVAC systems.
Rigid exterior insulation (Zip-R) surpassing code requirements for R Value.
Lutron lighting system.
Original structure was 90% recycled, avoiding landfill waste.
